Vela Bay’s GLS land cost broke all records for an OCR (Outside Central Region) site. At S$1,388 psf ppr, it surpasses the previous record of $1,250 psf ppr set by ELTA at Clementi Avenue 1 in November 2023.

The tender attracted an impressive eight bids, making it the most competitive turnout for a private residential GLS since Jalan Tembusu in 2022, reflecting strong interest and acknowledgement of the site’s value.

How the land price affects buyers is that land accounts for 60 to 65% of the new launch selling price, and at $1,388 psf, the estimated breakeven for the developer sits in the $2,000 to $2,100 price point after factoring in construction costs, financing, and margins.

In short, the expected launch pricing will be approximately $2,600 to $2,800 psf, effectively positioning Vela Bay closer to RCR’s (Rest of Central Region) benchmarks than the majority of other OCR launches.

To put this in perspective, Seaside Residences, which is the most recent similar new launch in the area that TOP’ed in 2020, currently transacts at approximately $2,166 psf on the resale market, and the average new sale price for 99-year leasehold condos in District 16 was $2,067 psf in 2023.

Vela Bay’s pricing will sit above these benchmarks, but with a fresh 99-year lease, a doorstep MRT, and first-mover positioning in a precinct that has a solid master plan.
