Vela Bay is projected to launch in Q2 2026, and the project specifications are being released progressively. 

Vela Bay will comprise two towers, each 31 stories, sitting on a 112,992 sqft site. 515 units averaging approximately 870 to 920 square feet suggest that the layout will be compact to mid-sized, consistent with SingHaiyi’s approach to the Grand Dunman, where two and three-bedroom units make up the bulk of the development.

Buyers who are looking for a larger four or five-bedroom unit should be aware of the limited availability, which is likely to be concentrated on the higher floors.

The relatively high 4:2 plot ratio allows for greater GFA and a denser development, but unlike other similarly-sized projects, the distribution is limited to only two towers compared to the usual six or eight, so it should feel less congested.

This dual-tower design also means that fewer units share common facilities at any given time, which improves the overall quality of life for residents.

Some key details, such as the architect, landscape consultant, interior designer, and main contractor, are still pending release.
